Citrus Grove

[Chambersburg, PA, October 25, 2021] — – Governor Tom Wolf announced awards totaling more than $43.6 million in Low Income Housing Tax Credits, more than $7.4 million in PennHOMES funding, and more than $15.9 million in National Housing Trust Funds for the construction of 1,974 affordable multifamily rental units in Pennsylvania. The federal tax credits are administered by the Pennsylvania Housing Finance Agency and were approved by its board.  Luminest Community Development submitted an application for a community and is happy to announce that they received the funding!

Citrus Grove will be a senior living community in Shippensburg, PA.  Luminest will build a three-story building with 40 residential units for tenants 62 or older.  The 50,783 GSF development will have 36 one-bedroom (average 822 NSF) and 4 two-bedroom (996 NSF) units; Two units will have rents affordable to households earning 20% or less of the area median income (AMI), three units are targeted at 30% AMI or less, 16 units are targeted to at or below 50% AMI, and the remaining 19 units will be targeted to households at or below 60% AMI. Citrus Grove includes numerous amenities for the tenants; an outdoor pavilion and a welcoming lobby with coffee nook will greet visitors and provides a place to congregate and socialize. The first floor has both Management and Supportive Services offices plus a Nurse's Suite will provide additional counseling and health screening. A separate Conference Room allows small groups to meet. The second floor has a Fitness Room and a spacious 2-story Community Room, with a large kitchen having room for both preparation and serving during gatherings. The third floor has a Card Room/ Library overlooking the Community Room and a Classroom for continuing education opportunities with Shippensburg University and other multi­ purpose potentials. Citrus Grove is designed to achieve Enterprise Green Communities and Zero Energy Ready Home Program certifications.

Construction is expected to begin in Summer 2022.
